東百老匯 昔輝煌今生意難做
: 位於紐約曼哈頓華埠的東百老匯(East Broadway)，素有「福州街」之稱，1970年代起福州移民大舉湧入，但近年東百老匯人潮快速流失 ，店鋪空置現象普遍，據估計華埠零售小商家數量三年來幾乎減少30%，商家更大嘆生意難做。
福州街在1980至1990年代湧入大量福州移民，取代了原來的非華裔及廣東人，後來逐漸發展成紐約著名的福州裔新移民的聚居地。當時東百老匯十分熱鬧，每天車水馬龍，但最近十年隨著曼哈頓住房成本上漲，以及新的華人聚集區出現，東百老匯已不如當年。
紐約商戶聯合總會會長吳振文表示，2010年前，華埠小商業發展昌盛，東百老匯分租商場常有一屋難求的狀況。但是之後幾年，特別是從2015年開始，華埠零售小商家數幾乎減少三成。
曾在華埠從事房屋買賣、租賃管理20多年的林琦龍指出，以東百老匯上的怡東商場為例，他從1995年至2003年管理的幾年間，鋪位一位難求，租金價格比現在高，商家要排隊等前任租客搬走了，才有空位轉租，「那時候，只要開店，就會賺錢」。
林琦龍說，華埠地區商鋪租賃的鼎盛時期是在2001年至2011年間，2011年後空店鋪越來越多，由於生意不好做，他也在2013年關掉華埠的公司，轉戰法拉盛。
林琦龍表示，華埠的住房市場其實一直很火熱，租金也逐年上漲。但由於租金貴，越來越多人搬到了租金較便宜的皇后區、布碌崙，甚至賓州。
婚紗攝影業者李兆銀在曼哈頓華埠地區開業15、16年，他說，華埠婚紗生意日益難做，2006至2008年，每月都能接到七至九單婚慶拍攝工作，但現在每個月只有一兩單。如今福州人已分散在布碌崙、法拉盛各地，許多婚紗公司也都跟著顧客遷走，關閉在東百老匯的店鋪。
華埠東方巴士業者王愛民也說，最近五六年，從外州來華埠的華裔乘客明顯少了；過去外州沒有中國超市和餐廳，許多人都會坐車來華埠購物吃中國菜，但現在外州的華人超市健全、中餐館也多，華裔移民不再需要大老遠跑到紐約來。
此外，以前外州人愛到華埠買仿冒名牌包，但隨著近年警方嚴格打假，在華埠買不到什麼便宜貨了，也對一些外州遊客失去吸引力。
華埠的餐飲業也大受影響。林學文說，以前福州人辦喜事一定要在曼哈頓華埠請客，那時華埠常常一晚上就有20、30場酒席，從外州或紐約其他地區來的親朋好友都會在華埠吃住，非常熱鬧。
但如今法拉盛和布碌崙的中國超市一家接一家開設，餐館業蒸蒸日上，不少搬到那裡的福州人已逐漸適應了那邊的生活，一定要在曼哈頓華埠辦酒席的觀念也逐漸轉變，而且第二代移民已融入主流社會，傳統的酒席已滿足不了年輕人的需求。
外資連3個月呈現淨匯出，引發市場擔憂台股恐湧現賣壓，對此，金管會主委顧立雄5日在立法院財委會表示，目前外資淨匯出部分，沒有出現異常，而且內資比重已提高至7成，顯示台股仍持續維持動能。
立法院財委會5日邀請金管會主委顧立雄、財政部長許虞哲、國發會主委陳美伶等就「如何具體提升政府及民間的投資，落實加速投資台灣」進行專題報告，並備質詢。
不過，根據金管會統計，外資在7月開始轉為淨匯出，7月淨匯出 9.4 億美元，8月淨匯出擴大至 29.3 億美元，9月雖然匯出金額略減，但也有 23.07 億美元，並已連續3個月呈現淨匯出，累計前9月外資淨匯入約 72.35 億美元。
不僅如此， 10 月第一個交易日外資也淨匯出了 8.9 億美元，創去年 12 月 28 日以來單日淨匯出最大量，市場擔憂恐造成台股賣壓？對此，顧立雄認為，國際資金流動本來就是正常的事情，我國現行對外匯的管制相當低，因此，國際資金在自然流動範圍內，不需要太緊張。
他還強調，台灣是資本市場自由國家，「總不能叫外資只能匯進來，不能把錢匯出，我們是這種國家嗎？」顧立雄還說，目前外資淨匯出部分，也沒有出現異常，而且內資占股市交易量比重已增至7成，顯示台股仍持續維持動能。
